For Rent!

Let’s face it, moving is a pain. Calling and checking on houses or apartments, waiting to hear back from landlords, all that paperwork and those boxes! Ugh! But add a pet (or pets!) to the mix and things get even more complicated. The landlord just put in new carpet and he doesn’t want Spot running around tracking spots all about the house! So, it’s on to the next one, right?

Before you lose hope, try your hand at these tips and see if you can persuade your potential-future-landlord to see the light. After all, no matter how amazing the house is, it won’t be your home without your furry best friends there to keep you company!

Gather the Evidence

Ask your current landlord for a letter of reference attesting that you are a responsible pet owner.

If you have enrolled your dog in obedience training provide written proof.

Also, a letter from your veterinarian showing you have kept up with your pet’s medical needs, as well as documentation of vaccines and that your pet has been spayed/neutered.

Be Prepared to Go Through Hoops

You may have to appeal to the building or community’s Board of Directors or Housing Association, by sending in a written request.

Let the landlord know about your planned arrangements for how long your pet would be alone in the house each day.

Tell the landlord you would be happy to pay an extra security deposit to cover any damages that may occur while you live there.

Sell Yourself

Bring pictures, or offer to introduce your pet to the landlord if your pet in your current home. A freshly groomed, well-behaved pet will speak volumes. Don’t chance a meeting if there is the slightest chance it would decrease your odds of snagging the house.

Point out that because it is such an added hassle to move houses with a pet in tow, you are more likely to stay long term.

Sometimes you need to recognize a lost cause. Not every landlord is going to budge on this issue, but hopefully these tips will help you find a place you love, with the pet you love.

    As a renter, I can testify that this is really excellent advice. We took ‘no’ for an answer many times when seeking a new rental, but once we began attempting to reason with potential landlords and offer them proof that we are responsible pet owners (past reference, vet records, etc.), we realized that sometimes landlords have just been burned in the past by careless tenants who allowed their giant, noisy, untrained dog to tear up the place and/or be a nuisance to neighbors in the same building (if it was an apartment). And I have also been a neighboring renter to careless pet owners, suffering through barking, crying, and howling, and even was once a new renter where the previous renter obviously had dogs that seemingly peed anywhere and everywhere. We didn’t realize it until the first time heat kicked on and the whole place smelled like dog pee. Not fun. Here, the carpet had been replaced, but the smell was in the floorboards and the landlord wasn’t about to replace those (however, the landlord hadn’t been upfront about the odor before we moved in, either). When we adopted animals, we chose to adopt previously fixed, declawed cats, and we did research on dog breeds to find a small, quieter breed. We opted for a Boston Terrier, and she is a very quiet, laid-back, smart, easily trained, and well-behaved dog, perfect for renting.
